Continuing-Care Retirement Communities (CCRCs) are sought after for a reason. They offer health care, fine dining, community centers, and health clubs and are generally more active than nursing homes. However, the CCRC community is suffering because of the economy.

Keeping CCRCs at full capacity is extremely important for its success. They need to make a lot of money to continue to provide the services they offer and without this expected income from inhabitants it is hard for them to do so. To make up for the lost income, some CCRCs have resorted to going bankrupt, charging more, charging for things that previously were free or keeping entrance fee deposits which average $249,857.

The monthly cost of CCRCs depends on what services you have. There are many degrees of care they provide, but most offer health care and have a nursing staff to help. It all depends on the needs of residents and what they are willing to pay.

  • View the CCRC’s audited financial statements
  • Find out the CCRC’s cash-to-debt ratio, which should be about 35%
  • Find out the meeting terms of bond financing
  • Look at the CCRC’s history to see who and what they are affiliated with

45 year-old Jay Shafer was a grocery store clerk and decided to do something else. So he designed and built a tiny, 89 square-foot house. He had no building experience and just figured it out as he went.

His completed house is named Tumbleweed and is 1/10 the size of the average american home.

Growing up, Shafer complained about helping out with mortgage payments and felt that the large house he lived in with his family just made them feel like they needed to fill it up with more stuff and was actually just a burden.

The house soon became popular and it started his career to build more small houses, Tumbleweed Tiny House Company.

“Jay’s Small Homes have a great style,” Trathen Heckman said. Heckman has been in sustainability education for 10 years. “They feel more spacious than they are.”

Shafer believes that using only what he needs has been a wonderful transformation for him and has inspired others to do the same. He said that the advantages to small living are:

-No mortgage or rent
-Less than $100 a year for utilities
-More time spent outdoors
-Prevents waste

It’s easy to get caught up in the rat-race while trying to prove status in America. A big house means that you have more money, which is important in America. But what’s more important is taking a step back and realizing that really, it’s all just stuff. Once you put your ego aside, you can save more money being happy with the things you need and not having the stress of needing to have a higher status than your neighbors.

Recently, Monroe, Louisiana celebrated the opening of the its heralded Booker T. Senior Village, the latest bright spot in an aging neighborhood now being revitalized by many of its former residents. This new senior village represents the first of its kind in the state.

The Booker T. Senior Village is part of a much larger $4 million dollar project, which will consist not only of these newly-opened 28 units of permanent rental housing for low-income residents, but in addition, a new 26-unit assisted living center and dementia facility, a new child care center, and a new adult day care center, all situated on the 7.2 acres located in the Booker T. neighborhood.

The new 28 units were funded for $1,610,900, under the HUD Multifamily Section 202 Program, and the Booker T. residents will also be receiving additional HUD Project Rental Assistance Subsidy (PRAC) funds, totaling $336,500 over the next five years.

This Booker T. Senior Village is a product of the Booker T. Community Outreach Project, Inc., a non-profit 501 (c) (3) certified Community Housing Development Organization (CHDO) in Monroe that was formed in 1996 by a group of ‘baby boomers’ who simply wanted to give something back to the Booker T. community. And they have definitely given something back to this Louisiana community!

In addition to this new Senior Village, the Booker T. Community Outreach Project has also successfully built single-family housing for the elderly in this community, developed a Booker T. Mini Mall, and they have also provided advocacy for various causes for their seniors. They have also developed and coordinate a special community Food Program, a SNAPP Program, a First-Time Homebuyers Program and a unique Handy-Man Program to assist elderly homeowners with home repairs.

The Booker T. Community Outreach Project is working hard to improve and enhance the quality of life of the citizenry living in the Booker T. Washington neighborhood, and its results are beginning to show. With the assistance of HUD Multifamily Housing staff like Ray Carson, Joe Pennel, Charlotte Mitchell, Bill Weathersby, and Dianne Smith, many low-income residents like those in the Booker T. neighborhood are being given an opportunity to maintain a healthy, decent and comfortable life in familiar surroundings.
